The first step of any property let is choosing the estate agent you would like to market the property. There are many reasons why you might choose an agent and numerous questions you should ask to come to your conclusion. Part 1 of our guide helps you choose based on these questions and not just their fee.

One of the biggest myths is that all lettings agents are the same, this simply isn’t the case. Choosing the right agent for your property, before booking your valuation, is crucial.

How do you start finding the perfect agent for you?

Firstly, do your research. Google the agents in the area of the property. What are their reviews like? Do they market similar properties to yours? Do they advertise them well online? To get the best price, your agent needs to market your property effectively. Think about the service you want as a Landlord; do you need your property to be fully managed? Or do you just need your tenant finding and rent collecting? Make sure whatever service you need; your choice of agent provides it.

We recommend inviting out three agents out to give you a valuation. When they are out, make sure you ask them what is included in tier fee? And how have they come to their suggested lettings price? They should use recent comparable properties they let, to show you how this is the right price.

Dig deep into how they will get the property let and how they will manage it and what they will do to look after your interests and also the tenants. Do they offer you confidence that they will be fully compliant with laws and regulations? Make your final decision on your agent not just on their fee but how they will look after you.
