The second step of any property let is marketing the property. There are many reasons why you need to make sure your property is presented in the best way possible. Part 2 of our guide helps you with marketing your property.

In order to get the best price in the quickest time with the least amount of hassle, your property needs to be marketed across various channels. To get you the right tenant, the marketing begins with the property itself. Well-maintained properties are presented in a good, clean, neural fashion and are most appealing to tenants. Fresh bright properties are always popular and if the property is offered or furnished, which still normally includes some white goods and sometimes window coverings. We clear on what will and won’t be there. Unfurnished let’s, make sure you consider everything from sofas to soup spoons.

Different locations demand different levels of furnishing so bear that in mind. Also, make sure you talk to your agent about soft furnishings. There are regulations on these and you must ensure the fire safety labels are left attached to show they are safe. Any soft furnishings with no fire labels will need to be removed. Legally an energy performance certificate referred to as an EPC is needed, so your agent will talk to you about this and arrange for one if you don’t have it. An EPC shows how energy-efficient the property is and this can have a decision-making effect on some people. The more efficient the lower the bills might be.

Whilst at your property, your agent will then take photos both inside and outside the house and write up an interesting description. Now that you’ve signed the terms of business, they will upload it for you on their website and property portals. Make sure your agent is on all major portals, Rightmove, Zoopla, OnTheMarket and Prime Location. This will give your property maximum exposure. Your agent should also match it out to the prospective tenants they have listed by phone and via email. Many offices also share your property listing in their branch window and on social media forums. Make sure you ask how many channels your property will be marketed on. This will get you the best price in the quickest time with the least amount of hassle.
