Choosing the right estate agent is a difficult choice and one that needs to be thought because not all estate agents are the same. You should choose the agent that is the best fit for you and your property.

How do you choose an estate agent?

Firstly, do your research. Use Google, explore reviews, look at Rightmove and Zoopla to see if they market properties like yours.

Choose someone local to you. Local estate agents know your area and can sell to the buyers’ needs better than someone not from the area. We recommend inviting three agents so you can choose the agent that is the best fit.

What should I ask to find the right agent?

You shouldn’t choose an agent based on fee alone, but always ask what their fee is, and more importantly what’s included in the fee.

Ask them to show you recent comparable properties when they give you their suggested price. This way you know it’s data-driven rather than plucked out of thin air.

Many agents overvalue so by asking for these comparable properties, you know the price is in line with market value.

Always ask about their viewing policy. Do they accompany viewings, and do they offer this on evenings and weekends? Whilst you might want to conduct them yourselves, you can achieve a higher price when an agent can sell to buyers’ needs whilst in the property. Make sure you do not pay extra for this service.

In short, do not just choose an agent based on fee. You want to get the best price for your property. A low fee often means a low level of service and a lower price. Choose the agent that you trust most, and that can get the best result for you.
