How to sell your property | Part 3: Marketing your property

The third step of any property sale is marketing the property itself. There are many reasons why you need to make sure your property is presented in the best way possible. Part 3 of our guide helps you with marketing your property.

In order to get the best price in the quickest time with the least hassle, your property needs to be marketed across various channels. To get you the right buyer, the marketing begins with the property itself. The first thing to remember is that most prospective buyers won’t see your property in the same way you do. Properties that are presented in a good, clean and neutral fashion, are most appealing to buyers. Put yourself in the place of the buyer and imagine you are seeing your house for the very first time.

Whilst at your property, your agent will then take photos or arrange a professional photographer to come. These will be taken both inside and out and they will write up your property description. Now that you’ve signed the terms of your business, your photos, description and energy performance certificate will be uploaded to your agent’s website and property portals.

Make sure your agent advertises on all the major portals. 98% of buyers start their search online, so the first few seconds viewings have become make-or-break. Your agent should also match it out to the prospective buyers they have listed by phone and via email. Many agents will also share your property listing in their branch window and on social media. Make sure you ask how many channels your property will be marketed on to get you the best outcome.
