The final step of any property sale is progressing the sale to completion. There are many reasons why you need to make sure that you have an agent with a good team of sale progressors, to make sure your sale goes through quickly with the least amount of hassle. Part 5 of our guide helps you with how your agent should manage sales progression.

When the sale is agreed and a buyer is found, some agents think that this is the point where their job is done. Good agents however will know that this is really when their job begins and will work hard to see your sale right through. Some sell negotiators are incentivised to arrange the sale but not always to see them through the on this point, at this stage, sales are most at risk of falling through and many of sales been lost due to poor communication or inadequate liaison between surveyors, solicitors, buyers and sellers. For this reason, it is important you choose an agent that can provide you with a dedicated sales progression service with staff who are trained to spot difficulties long before they arise and lead to complications.

When selling, your transaction is not complete nor legally binding until the exchange of contracts has been agreed. Until this point any party can withdraw from the process, is therefore really important that you want someone progresses in your sale to exchange as quickly and smoothly as possible. Before exchanging contracts, you and your agents will arrange a completion date for the sale to go through on.

In order to complete, your solicitor must give the completion statement over to the agent. This statement will outline a breakdown of the funds received paid in-and-out and highlight if there is a shortfall or anything due after the property has been completed. On completion day, both lawyers will complete the final checks on the sale and the buyer's lawyer will then transfer funds to your solicitor and the sale will be officially completed. Your agent will then release the keys and the buyer will be notified completion has been finalized and they can take a position to move into the property.

It is only at this point at completion stage at a good agent gets their fee. Your agent should be at your side every step of the way to help you move as quickly as possible, but the least amount of stress and deliver the best results for you.
